Terms of Use

These Terms of Use apply to every service at Underbelly Studios, 343 W 400 S Ste A, Salt Lake City, UT: dedicated desks, private offices, included photo-studio access, meeting rooms, commons, internet, and related amenities. They bind members, guests, and visitors.

Acceptance of Terms: Paying for a membership, booking a tour, or using the space means you accept these terms. We may update them as the space changes. Material updates will be posted here, and we will email current members within 30 days of a change. Continued use after notice is acceptance of the update.
Compensation & Payments: Membership is billed month-to-month on a recurring card through Stripe. Payment is due at checkout and on each renewal. We may suspend or revoke access for non-payment until the account is current. Fees already paid are generally non-refundable except where required by law.
Description of Services: A membership is dedicated access to Underbelly Studios — not a cowork day pass and not a Community Plan. Included resources (photo studio, meeting rooms, commons, gigabit internet, coffee) are shared and available as capacity allows. We may pause or change an amenity for maintenance, safety, or operations.
No Unlawful or Prohibited Use: You may not use Underbelly Studios or its network for any unlawful purpose, or in any way that could damage, disable, overburden, or impair the space, the building, or other members.
Use of services — prohibitions: Without limitation, you may not: commit or facilitate illegal activity; harass, defame, or threaten anyone; publish or display pornographic or obscene material in shared areas; infringe intellectual property; send spam; introduce malware; spoof or falsify identity; attempt unauthorized access; share fobs, keys, or door codes; intercept communications; or put an excessive load on the network (including illegal downloads). Do not interfere with other members or use the space to harm people or property.
Disclosure rights: We may disclose information about your membership or conduct when required by law, to protect the safety or rights of Underbelly Studios or others, to enforce these terms, or in connection with a sale or transfer of the business. See also our Privacy Policy.
Confidentiality: Treat business information you see or overhear in the space as confidential. Do not photograph other members' work, screens, or clients without permission, and do not share what you learn about another member's business.
Participation at your own risk: You use the space, studio, and amenities at your own risk. Underbelly Studios is not responsible for lost, stolen, or damaged equipment, files, or personal property.
Disclaimer of Warranties: Services are provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, or uninterrupted access.
Exclusion of damages: To the fullest extent allowed by law, Underbelly Studios is not liable for incidental, special, indirect, punitive, or consequential damages, including lost profits, lost data, or business interruption, even if we were advised of the possibility.
Limitation of Liability: To the fullest extent allowed by law, Underbelly Studios' total liability for any claim arising from these terms or the space is limited to the membership fees you paid in the 30 days before the claim.
Termination: We may suspend or end access for violation of these terms, non-payment, or conduct that puts the community or building at risk. You may end a membership with 30 days' written notice (see Member Terms).
Indemnification: You agree to indemnify and hold harmless Underbelly Studios and its owners, employees, and agents from claims, damages, and expenses arising from your use of the space, your guests, or your breach of these terms.
Severability: If a court finds any part of these terms unenforceable, the rest still applies. The invalid part is modified only as needed to make it enforceable, or dropped if it cannot be.
Insurance: We carry general liability coverage for the premises. We suggest members carry their own insurance for gear, clients, and business activity.
Acknowledgment: By paying, signing in, or using Underbelly Studios, you acknowledge that you have read these Terms of Use and the Member Terms, understand them, and agree to be bound by them.

Membership is a dedicated Underbelly Studios plan at 343 W 400 S Ste A, Salt Lake City, UT. There is no Community Plan and no day-pass access tier. Every membership includes 24/7 dedicated building access.

Term: Memberships are month-to-month. Cancel with 30 days' written notice to hello@underbelly.is.
Access: Dedicated 24/7 access for members in good standing. Do not share fobs, keys, or door codes. You are responsible for guests you bring in.
Photo studio: A 600 sq ft shooting bay is included with every membership. That included access is part of membership — members do not pay a separate studio rental fee for ordinary member use. Be considerate of shared time in the bay.
Commons + meetings: Meeting rooms, commons, gigabit fiber, and the coffee bar come with membership. Private offices have priority meeting-room booking. Leave rooms reset for the next person.
Mail + business address: A dedicated mailbox is included with a private office. Business address and mail handling for a dedicated desk is a paid add-on, not included in the desk price.
Parking: The lot has 14 gated dedicated spots. The gate locks at night. A private office includes 1 gated dedicated spot. Dedicated-desk parking is a $100/mo paid add-on, while supplies last. Street parking is also available. We are not responsible for vehicles or contents.
Community respect: Don't be a jerk. Respect fellow members, keep volume reasonable, and clean up after yourself. We may refuse service to anyone.
Slack: Members are invited to the Studios Slack for announcements and support. Treat Slack with the same respect as the floor.
Coffee + tea: Complimentary coffee and tea are part of the commons. Use them mindfully so there is enough for the next person.
Snacks: Shared snacks, if available, are first come, first served. Don't empty a stash without restocking when you can.
Alcohol: If beer or other alcohol is offered on site, enjoy it responsibly. We may revoke access if this is abused. Do not serve alcohol to minors.
Meeting rooms: Book and use meeting rooms considerately. Private offices have priority booking. Leave rooms reset for the next person — boards wiped, chairs in, gear unplugged.
Kitchen + fridge: If you empty it, fill it. If you dirty it, clean it. Wash, dry, and put dishes away. Label food. We may discard unlabeled items.
Garbage + recycling: Use the labeled kitchen bins. Recycle when the bin is there for it. Overflow that does not fit goes to the southwest dumpsters. Do not leave studio or production waste in shared rooms.
Last person out: If you are the last person in the building, turn lights off, close windows and doors, and arm the alarm as posted.
House rules: No illegal downloads. No porn in shared spaces. Clean desk / clean suite. Respect headphones. You break it, you buy it. Don't be a jerk. We may refuse service. After you pay, we email within one business day to confirm your desk or suite, set a start date, and schedule key/fob pickup at 343 W 400 S.

Non-member studio rental

Membership includes photo-studio access. That is the default member story. Separately, non-members may sometimes rent the studio or cyc bay as a one-off production rental. Non-member rental is not a membership, not 24/7 dedicated access, and not what members pay for studio use.

Separate from membership: Non-member studio or cyc rental is quoted and booked on its own. It is not the $325 desk or $700 office plan, and it is not a day-pass membership.
Requests are first come, first served and require a signed rental agreement plus payment before the call time.
Space is for production or business use — no personal parties.
Cancellations within 48 hours receive a 50% refund; no refund once the reservation begins, except where required by law.
Renters are responsible for damage to furniture, gear, walls, or the bay. Nothing may be taped or attached to walls or fixtures without written approval.
No alcohol for non-member rentals unless we approve it in writing. Snacks and drinks, if offered, are available for purchase.
Leave the bay clean and reset. Overflow garbage goes to the southwest dumpsters. Renters supervise their crew and guests at all times.
Underbelly is not liable for personal injury, lost property, or equipment damage during a rental. Current non-member rental rates are quoted at booking — they are not membership studio fees.

Visitor guidelines

Day visitors, clients, and tour guests follow the same respect rules as members while they are in the building.

Be respectful, keep noise low, and clean up shared areas.
Stay with your host unless you are on a scheduled tour.
Meeting rooms are booked through a member or by asking the Studios team — not as an open public reservation board.
Parking is street parking or a member's assigned gated spot. Visitors should not block the gate or take a dedicated stall. Underbelly is not responsible for vehicles.
Kitchen mantra applies: if you empty it, fill it; if you dirty it, clean it.
House rules apply to visitors too: no illegal downloads, no porn in shared spaces, respect headphones, clean up, and don't be a jerk. We may refuse service and ask a visitor to leave.
